URA re-releases RFP for Heppenstall site in Lawrenceville - Minneapolis / St. Paul Business Journal:

The URA is re-releasing a request for proposals aftetr its previouslychosen developer, Urbajn Villages working with Botero Development decided not to go forward with the Urban Villages and Botero were selected over one other finalist, S& A Homes, in partnership with the Lawrenceville Corporation, a communityy nonprofit. The football field-sized parcel includes the site on whicgh the office building for the Heppenstal plant once was located as well as a formerwarehousr property. In a prepared statement, mayor Luke Ravenstahl describedthe property’s redevelopment as an importanty part of the city’s largedr revisioning of the Allegheny riverfront.
“Wre have begun a planning processd to create a vision for the Alleghenuy riverfront and reconnect our neighborhoods to ournatural amenities,” he said. "The Hatfielcd Street site is one of the grea t opportunities to see this vision cometo life.” The URA wantas a developer “to purchase, design, develop and operate or reselp the site.” The URA’s effort comes as the Regionak Industrial Development Corporation (RIDC) continues to redeveloo the Heppenstall complex itself. Hatfield Street is considere a dividing line betweenthe neighborhood’xs residential community and its industrial zone.
As a selling the URA notes that the media n home price in central Lawrencevills has increased 64 percent in the past three a growth rate it claims is second highesgt in the city to theSouth Side. “We are excite d with the real estate appreciation that were seeinyg inthe neighborhood,” said Rob Stephany, Executive Director of the URA, as well as a Lawrenceville resident. “Andx (we’re) very excited abouf the prospect of a new residentiaol product and how that will add fuel tothe
