The URA is re-releasing a request for proposals after its previouslychosen developer, Urban Villages working with Botero Development decidedx not to go forward with the project. Urban Villages and Botero were selected over oneothet finalist, S&A Homes, in partnership with the Lawrencevilled Corporation, a community nonprofit. The footbal l field-sized parcel includes the site on which the offic e building for the Heppenstall plant once was located as well as a formefrwarehouse property.
In a prepared statement, mayor Luke Ravenstahk describedthe property’s redevelopment as an importany part of the city’s larger revisioning of the Allegheny “We have begun a planning process to creatse a vision for the Alleghengy riverfront and reconnect our neighborhoods to our naturall amenities,” he said. "The Hatfield Streetf site is one of the greatt opportunities to see this vision come to The URA wants adeveloper “to design, develop and operatr or resell the site.” The URA’s effort comesd as the Regional Industrial Developmenty Corporation (RIDC) continues to redevelop the Heppenstall complex itself.
Hatfield Street is considered a dividing line betweenthe neighborhood’d residential community and its industrial zone. As a selling point, the URA notes that the median home priced in central Lawrenceville has increased 64 percentf in the pastthree years, a growth rate it claimd is second highest in the city to the Souty Side. “We are excite d with the real estate appreciation that were seeing inthe neighborhood,” said Rob Executive Director of the URA, as well as a Lawrencevillwe resident.
